Folsom Care Center at Broadstone Crossing

The Folsom Care Complex is a new 3-story, 106,696-square-foot multispecialty care center building on a greenfield site in Folsom, CA. The interior tenant improvement scope is programmed for primary care clinics, specialty care clinics, urgent care, diagnostic imaging, nuclear medicine, clinical lab, infusion clinic and pharmacy, an ambulatory surgery center, and radiation oncology with a linear accelerator vault.

The care complex will increase access to primary and specialty care, imaging and lab services, oncology services, and ambulatory surgery for the residents of Folsom. The cancer care center will provide a safe environment for immune-compromised cancer patients with a distinct entrance and dedicated path of travel. The project will facilitate and accommodate projected growth in Folsom and the surrounding communities for specialty clinical support.

M3’s virtual construction team worked with the GC, trade partners, and designers to integrate multiple BIM files, perform clash detection, consolidate, and design the project for manufacture so that the mechanical, electrical, plumbing and fire systems could be consolidated into a multi-trade prefabricated rack assembly, thereby reducing field labor and trade stacking in an already tight work space, and reducing the installation schedule by 50%.

Scope

M3 MEP and M3C will utilize prefabrication for core and shell and tenant improvements to achieve the best cost and speed to market, aiming to improve cost and schedule by 10%. To achieve this, 90% of the project’s mechanical, electrical, plumbing, and framing will be delivered via a manufactured or prefabricated delivery method. This project will utilize prefabricated racks for overhead MEP, pre-packaged kit of parts for MEP outside of racks, pre-assembled wall panels for interior and exterior, and volumetric pods for exam rooms and restrooms, finished to 90% with drywall, paint, accessories, etc.

VDC and Manufacturing

M3’s VDC team, working in tandem with Boulder, Buehler, Mazetti, and Boldt, will utilize BIM modeling to design and manufacture ~10,300 linear feet of interior wall framing, equating to ~2000 wall panels, 77 multi-trade overhead racks, and 84 volumetric pods. All prefabricated components will be modeled and coordinated to be clash-free, and manufacturing shop and installation drawings will be created. The manufacturing model will also produce material takeoffs for procurement. Upon receipt, all materials undergo a quality inspection and are prepared for fabrication and assembly in the M3C manufacturing facility.

Installation

Working closely with Boldt’s self-perform crews, M3C and M3 MEP will bundle all prefabricated elements in a strategic order dictated by floor and area workflow. All components will be shipped to the job site for assembly and installation using a just-in-time delivery strategy to minimize site congestion and trade stacking.
